Mortgage Rates

Our “internet review” as of September 17, 2026, at nerdwallet.com shows the average rate for 30-year, fixed-rate home loans rose to 7.23% this week. That’s up .60% from August 31, 2026. Average rates on 15-year loans stood at 6.75%. moradarealestate.com suggests “The central scenario is not dramatic. It is sticky. If inflation cools only gradually and the FOMC retains a tightening bias consistent with a year-end funds-rate median near 4.1%, mortgage rates can remain near or above 7% as fall turns to winter. “Near or above 7%” is a range description — it allows for week-to-week noise inside a high-rate regime rather than a march back to the 5% handle.” They go further to say “Why this base case? Because mortgage rates will not fall simply because households want them to, and they will not fall simply because the White House wants cuts. They fall when expected inflation, real yields, and MBS spreads improve together. September’s unanimous hike under Warsh argues the committee is not racing to deliver that improvement on political timetable.”

Please Note – Mortgage rates in Arizona and Nationally can vary based on several factors, including your location, credit score, and broader economic conditions like in flation. To find the best mortgage or refinance rates in Arizona, it’s wise to shop around and compare offers from different lenders.

> The Bottom Line

At the Fed meeting on September 15 & 16, the Fed Rate was increased 250 basis points (.25%). Mortgage rated jumped to over 7.0% in response to the increase. Now the question is, “will there be another increase in late October or early December of this year. Existing home sales have fallen every month since March of 2026. During this same period, median home prices in Tucson have fluctuated between $360,000 and $370,000.

Builders continue to provide incentives to new home buyers. Incentives for upgrades and lower mortgage rate financing spotlight the new construction home buying option. As always, buyers MUST pay attention to the upgrades and SHOULD NOT EXCEED 20% of the base price.

Our view of Tucson’s 2027 housing market outlook remains optimistic and balanced. On the buy side, increased inventory provides buyer more choices and bargaining power. On the other hand, higher mortgage rates may hold Buyers from pulling the trigger. To make a buyers “short list” sellers need have their home show will and set “realistic” pricing. Tucson’s diverse employment base and affordability offer long-term support for housing demand.
