Tucson’s Housing Market Pulse – August 2026

 

The Tucson housing market for August 2026 shows home sales fell 9.9% from the prior year’s August levels. Median price increased 2.9% while the Average price moved up 4.3% year over year. Inventory increased 5% from the prior month to 4.46 months’ supply. New listings dropped 1.4% YoY. Buyers continue to have the upper hand and are very selective on what they want in the home they buy.

The Tucson Housing Market Pulse for August 2026, shows the Median sales price stands at $360,000 up 2.9% from August 2025. The Average home sales price INCREASED 4.3% to $434,280. Median days on market DROPPED  4 days from August 2025 to 34 Days.

A few more numbers, the ratio of sales price to list price held at 98.33% for August 2026. Active listings at the end of August stand at 4,674. Single-family at 3,678, Townhouses at 344, Condominiums at 289, and Manufactured homes at 307. Also, Mobile Homes were 56.

Takeaway from the Tucson Housing Market Pulse Data

Mortgage Rates

Our “internet review” as of September 15, 2026, at bankrate.com shows the average rate for 30-year, fixed-rate home loans rose to 6.78% this week. That’s up from 6.76% the previous week, and it’s the highest level since July 2025. Average rates on 15-year loans also edged up. A June Reuters poll of property specialists found that the current mid-6% mortgage rate is “not expected to fall meaningfully any time soon.” However, it did predict rates will decrease a bit through the end of the year, to 6.4% in Q3 and 6.3% in Q4.

Also, as of September 15, 2026, Forbes indicates “A number of things could change the mortgage rate outlook for 2026 and 2027, including a shift in Fed policy, a big increase or decrease in inflation, and swings in overall economic performance (things like the unemployment rate, wage growth and consumer spending). If the Fed decided to start cutting rates again, for example, mortgage rates would likely follow suit.”

New listings at the end of August stand at 1,688, off 1.6% from July 2026. Total Active listings stand at 4,674. Active Listings of Single-Family homes stand at 3,678 at the end of August 2026 at an Average Price of $589,912.

The August 2026 median sales price for a Tucson home stands $360,000, an increase of 2.9% YoY. The average price moved up 4.30% YOY to $434,280.

> The Bottom Line

As of September 1, 2026, mortgage-info.com reports – “The consensus from Fannie Mae, MBA, NAR, Goldman Sachs, JPMorgan, and Wells Fargo: 30-year fixed mortgage rates will average 5.40-6.30% in 2027, down from 6.66% in Sept 2026 (Freddie Mac). The Fed is expected to cut rates 2-4 times, bringing the Fed Funds Rate to 2.75-3.00%. However, home prices are projected to rise 3-5%, potentially offsetting rate savings. Bottom line: Rates will improve modestly, but don’t wait.”

It will be interesting to see if these “expectations” will continue after the upcoming Fed meeting on September 15 & 16!

Builders continue to provide incentives to buyers. Price incentives for upgrades and lower mortgage rate financing spotlight the new construction home buying option. As always, buyers MUST pay attention to the upgrades and SHOULD NOT EXCEED 20% of the base price.
