Tucson’s Housing Market Pulse – July 2026

The Tucson housing market for July 2026 shows home sales in line with prior year’s July sales. Median price unchanged YoY while the Average price moved up 1.9% year over year. Inventory increased marginally from the prior month to 3.75 months’ supply. New listings increased 2.7% YoY. Buyers continue to hold most of the cards and are very selective on what they want in the home they buy.

The Tucson Housing Market Pulse for July 2026, shows the Median sales price stands at $364,900 with NO CHANGE from July 2025. The Average home sales price INCREASED 1.9% to $447,157. Median days on market DROPPED  2 days from July 2025 to 35 Days.

A few more numbers, the ratio of sales price to list price held at 98.06% for July 2026. Active listings at the end of July stand at 4,450. Single-family at 3,505, Townhouses at 326, Condominiums at 285, and Manufactured homes at 278. Also, Mobile Homes were 56.

Our “internet review” as of August 6, 2026, at bankrate.com shows interest rates in Tucson Arizona are 6.88% for a 30-year fixed mortgage – 6.19% for a 15-year fixed mortgage. The Mortgage Bankers Association predicts in its latest Mortgage Finance Forecast that 30-year mortgage rates will average 6.5% in 2026, 2027 and 2028. The group’s economists note that mortgage rates have risen significantly since the beginning of the war in the Middle East, pushing oil prices and overall inflation higher.

New listings at the end of July stand at 1,716. UP 2.7% from the prior year. Total Active listings stand at 4,450. Active Listings of Single-Family homes stand at 3,505 at the end of July 2026 at an Average Price of $593,097.

The July 2026 median sales price for a Tucson home stands $364,900, UNCHANGED YoY. The average price moved up 1.09% YOY to $447,157.

US News reports on July 17, 2026 – Considering investors’ inflation expectations and the central bank’s hawkish view on monetary policy, analysts expect the 30-year fixed mortgage rate to stay between 6% and 6.5% over the next three years.

Rates will remain relatively high as long as inflation runs above the Fed’s 2% target, while an economic downturn could send rates tumbling. Either way, economists don’t anticipate a dip into the 3% or 4% range in the foreseeable future.

Builders continue to provide incentives to buyers. Price incentives for upgrades and lower mortgage rate financing spotlight the new construction home buying option. As always, buyers MUST pay attention to the upgrades and SHOULD NOT EXCEED 20% of the base price.
