The Tucson housing market for June 2026 shows home sales in line with prior year’s June sales. Median price increased 0.9% YoY while the Average price moved up 1.0% year over year. Inventory remains unchanged from the prior month with 3.60 months’ supply. New listings fell 3.6% YoY. Buyers continue to hold most of the cards, but homes that are updated will have greater pricing power and attract more buyers.

A few more numbers, the ratio of sales price to list price held at 98.18% for June 2026. Active listings at the end of June stand at 4,621, the same as the prior month. Single-family at 3,672, Townhouses at 297, Condominiums at298, and Manufactured homes at 280. Also, Mobile Homes were 74.

Our “internet review” as of July 10, 2026, at bankrate.com shows interest rates in Tucson Arizona are 6.75% for a 30-year fixed mortgage – 6.06% for a 15-year fixed mortgage. Bankrate.com notes that “Experts expect rates to remain between 6 and 7 percent in 2025. However, economic uncertainty could cause rates to move more drastically.”

The June 2026 median sales price for a Tucson home stands $368,130, UP 0.9% YoY. The average price moved up 1.0% YOY to $448,848.

A June Reuters poll of property specialists found that the current mid-6% mortgage rate is “not expected to fall meaningfully any time soon.” However, it did predict rates will decrease a bit through the end of the year, to 6.4% in Q3 and 6.3% in Q4. Forbes online stated on July 10, “recent developments like the Iran war have also impacted the trend of mortgage rates. Rates have climbed about 50 basis points (0.50%) since the Iran war began in late February”.

Deja Vu all over again for new home builders. Builders continue to provide incentives to buyers. Price incentives for upgrades and lower mortgage rate financing spotlight the new construction home buying option. As always, buyers MUST pay attention to the upgrades and SHOULD NOT EXCEED 20% of the base price.
