The Tucson Housing Market Pulse for November 2025, shows a 1.4% INCREASE in the Median sales price from November 2024 and 2.8% from prior month. The median sales price is $365,000. The Average sales price INCREASED 8.3% to $463,766.

Median days on market is 30 for November 2025. That’s a DECREASE of 2 days from the prior year.

A few more numbers, the ratio of sales price to list price is 97.87% for November 2025. Total Active listings at the end of November stood at 5,003. Single-family at 3,994, Townhouses at 337, Condominiums at 310, and Manufactured homes at 302. Also, Mobile Homes were 60.

Our “internet review” as of December 9, 2025, bankrate.com shows current interest rates are 6.21% for a 30-year fixed mortgage and 5.71% for a 15-year fixed mortgage.

November’s new listings stand at 1,472 down 6.6% from the prior year and total Active listings stand at 5,003. Active Listings of Single-Family homes stand at 3,994 at the end of November 2025.

> Prices

Both the median and average price of a Tucson home increased in November from the prior year. The median price increased 1.4% from the prior year to $365,000 and the average price jumped 8.3% to $463,766. There are 3,994 Single-Family Homes on the Tucson market at an average price of $617,820!

> Tucson Homes for Sale by Price Range

Homes in the $300,000 to $500,000 price range comprised 44.3% of the active listings at the end of November 2025. This price range has a 5.28 month’s supply of homes.

> The Bottom Line

At October’s Federal Reserve policy meeting, Chair Jerome Powell issued a warning to those who thought the central bank had entered an easing cycle: “A further reduction in the policy rate at the December meeting is not a foregone conclusion, far from it.”  That alarm bell may have been somewhat exaggerated. A quarter-point rate cut at Wednesday’s Fed meeting, the third cut this year bringing rates to between 3.50%-3.75%, is the closest thing to a settled question. What comes next is not.

New home builders continue to experience slow sales and continue to provide incentives to buyers. Many buyers like the idea of a new home and no remodeling or updating. New home builder price incentives and lower mortgage rate financing spotlight the new construction home buying option. But buyers MUST pay attention to the upgrades they want in their home and SHOULD NOT EXCEED 20% of the base price.
