The Tucson Housing Market Pulse for May 2025, shows the Median sales price DECREASED 0.5% from May 2024 and stands at $372,961. The Average sales price INCREASED 2.4% from May 2024 to $456,303.
Median days on market was 26 for May 2025. That’s an INCREASE of 6 days from the prior year.
One more thing, the ratio of sales price to list price was 98.17% for May 2025. Active listings at the end of May stood at 4,861. Single-family at 3,941, Townhouses at 342 Condominiums at 298 and Manufactured homes at 231. Also, Mobile Homes were 49.

Our “internet review” as of Monday, June 09, 2025, shows current interest rates in Arizona are 6.96% for a 30-year fixed mortgage and 6.03% for a 15-year fixed mortgage.

Mortgage rates continue in the upper 6% to lower 7% range since late 2024. However, unless the economy substantially in the near term, it is doubtful rates below 6% are realist.
New home builders continue to experience slow sales and continue to provide incentives to buyers. Many buyers like the idea of a new home and no remodeling or updating. New home builder price incentives and lower mortgage rate financing spotlight the new construction home buying option. But buyers MUST pay attention to the upgrades they want in their home and SHOULD NOT EXCEED 20% of the base price.
