The Tucson housing market for March 2026 shows home sales increasing to prior year levels. Median price flat from March 2025 and the Average price jumped 2.7% year over year. The outlook for sellers is a slowing market with modest price volatility. Buyers will have more inventory to choose from and greater negotiating power. Homes that are well priced and updated will attract buyers and pricing power.

The Tucson Housing Market Pulse for March 2026, shows no change in the Median sales price from March 2025 remaining at $365,000. The Average sales price INCREASED 2.7% to $462,647. Median days on market INCREASED 5 days from March 2025 to 35 Days.

A few more numbers, the ratio of sales price to list price is 98.01% for March 2026. Active listings at the end of December stood at 4,908. Single-family at 3,885, Townhouses at 358, Condominiums at 321, and Manufactured homes at 278. Also, Mobile Homes were 66.

Mortgage Rates

Our “internet review” as of April 13, 2026, at Bankrate.com shows interest rates in Arizona are 6.50% for a 30-year fixed mortgage – 5.75% for a 15-year fixed mortgage and moved up from last month. The uncertainty created by recent middle east events have likely influenced the increase.

New listings at the end of March stand at 1,985. DOWN 7.9% from the prior year and total Active listings stand at 4,908. Active Listings of Single-Family homes stand at 3,885at the end of March 2026 at an Average Price of $619,996.

The March 2026 median sales price for a Tucson home is unchanged YoY at $365,000. The average price moved up 2.7% YOY to $462,647.

> Tucson Homes for Sale by Price Range

Homes in the $300,000 to $500,000 price range comprised 44.4% of the active listings at the end of March 2026. This price range has a 3.69 month’s supply of homes which is down from 4.40 month’s supply for February.

> The Bottom Line

Economists, bankers, and government agencies, suggest Fed rate cuts are likely in 2026. However, inflation is back in the picture as recent oil and gasoline prices increased. Earlier expectations of a 1 or 2 rate cuts in the Fed rate may be off the table for now. This “outlook” may be affected with the new Fed Chairman starting in May 2026. 

Same – Same for New home builders. Builders continue to provide incentives to buyers. Price incentives for upgrades and lower mortgage rate financing spotlight the new construction home buying option. As always, buyers MUST pay attention to the upgrades and SHOULD NOT EXCEED 20% of the base price.
