The Tucson Housing Market Pulse for June 2025, shows the Median sales price DECREASED 0.1% from June 2024 and stands at $365,000. The Average sales price INCREASED 2.1% to $447,729.
Median days on market is 33 for June 2025. That’s an INCREASE of 12 days from the prior year.
One more thing, the ratio of sales price to list price is 98.11% for June 2025. Total Active listings at the end of June stood at 4,816. Single-family at 3,905, Townhouses at 326, Condominiums at 308, and Manufactured homes at 230. Also, Mobile Homes were 47.

Our “internet review” as of Monday, July 9, 2025, shows current interest rates in Arizona are 6.845% for a 30-year fixed mortgage and 5.859% for a 15-year fixed mortgage.

The possibility of sub-6 percent mortgage rates has grown fainter. US News on July 7th suggested, analysts currently expect the 30-year fixed rate to stay in the mid-6% range throughout 2025, declining somewhat through 2027.
Fed Chair, Jerome Powell says it best: “Forecasts are highly uncertain. Forecasting is very difficult. Forecasters are a humble lot with much to be humble about.” Rates will stay relatively high as long as the economy keeps outpacing expectations, while an economic downturn could send rates tumbling lower – either way, economists don’t anticipate a dip into the 3% or 4% range in the foreseeable future.

New listings came in at 1,703 at the end of June. Off 1.4% from the prior year. Active listings stand at 4,816. There are 3,905 Single-Family Homes on the Tucson market at an average price of 609,406!

While the median price declined slightly (– 0.1%), the average price of a Tucson had a year over year increase of 2.1% in June 2025.

Homes in the $300,000 to $500,000 price range comprise 47.0% of the active listings at the end of June 2025. This price range has a 4.15 month’s supply of homes.
> The Bottom Line
Mortgage rates continue in the upper 6% to lower 7% range since late 2024. However, unless the economy substantially faulters in the near term, it is doubtful rates below 6.5% are realist.
New home builders continue to experience slow sales and continue to provide incentives to buyers. Many buyers like the idea of a new home and no remodeling or updating. New home builder price incentives and lower mortgage rate financing spotlight the new construction home buying option. But buyers MUST pay attention to the upgrades they want in their home and SHOULD NOT EXCEED 20% of the base price.
