The Tucson Housing Market Pulse for July 2025, shows NO CHANGE in the Median sales price from July 2024 or the prior month and stands at $365,000. The Average sales price INCREASED 0.6% to $441,070.
Median days on market is 36 for July 2025. That’s an INCREASE of 9 days from the prior year.
One more thing, the ratio of sales price to list price is 97.82% for July 2025. Total Active listings at the end of July stood at 4,633. Single-family at 3,758, Townhouses at 304, Condominiums at 299, and Manufactured homes at 231. Also, Mobile Homes were 41.

Mortgage Rates
Our “internet review” as of Tuesday, August 12, 2025, shows current interest rates in Arizona are 6.64% for a 30-year fixed mortgage and 5.82% for a 15-year fixed mortgage.

The possibility of sub-6 percent mortgage rates during the balance of 2025 is unlikely. Tariffs, a new BLS head and world events continue to blur the economic outlook for the balance of 2025.

New listings came in at 1,661 at the end of July. That is basically flat from the prior year and Active Listings are 4,633.
> Prices
While the median price remained unchanged from the prior year, the average price of a Tucson had a year over year increase of 0.6% in July 2025. There are 3,758 Single-Family Homes on the Tucson market at an average price of $604,119!
> Tucson Homes for Sale by Price Range
Homes in the $300,000 to $500,000 price range comprise 47.0% of the active listings at the end of July 2025. This price range has a 3.84 month’s supply of homes.
> The Bottom Line
No change here! Mortgage rates continue in the mid 6% to lower 7% range since late 2024. However, unless the economy substantially faulters in the near term or the Fed is swayed to the Presidents comments, it is doubtful rates will fall below 6.5%.
New home builders continue to experience slow sales and continue to provide incentives to buyers. Many buyers like the idea of a new home and no remodeling or updating. New home builder price incentives and lower mortgage rate financing spotlight the new construction home buying option. But buyers MUST pay attention to the upgrades they want in their home and SHOULD NOT EXCEED 20% of the base price.
