Tucson Housing Market By The Numbers
The Trends
The Tucson Housing Market April 2019 report shows the average sales price DECREASED 0.23% to $260,571. Year over Year April 2019 is up 0.76% from 2018.
The April 2019 average sales price stands at 88.8% of the June 2007 peak average sales price of $293,443. Will we reach the old peak this year? Maybe. But we are getting closer.
Median Sales Prices
The Median Sales Price for a Tucson home DECREASED 0.23% to $218,500. Since December 2018, the Tucson Home Median Sales Price has INCREASED 6.6%. And Year over year, the April 2019 median sales price is UP 1.63%.
The Median Sales Price of a Tucson home now stands at 97.1% of the June 2007 peak median sales price of $225,000. A long 10 years, but “on average” the Median Sale Price close to the peak levels.
Listing Prices
The Tucson Housing Market April 2019 report shows Tucson’s Average List Price of a home DECREASED 0.17% to $266,033.
But the more important question is “What is the average list price by area of Tucson?”
And the answer is!
Active Listings
Listings DECREASED 3.49% to 2,900. Active Listings continue below 4,000 for yet another month and have set a new 10 year low. At this level the Tucson Real Estate market continues to be very “tight”.
Year over Year active listings ARE DOWN 6.36%.
Average Days On Market (DOM)
Days On Market FELL TO 41 DAYS in April. If it is priced right it sells – FAST!
Tucson Housing Market Drivers
The continued flow of baby boomers appears to be providing upward pressure on Tucson home prices. The low number of active listings may be a spring board for strong price gains.
April 2019 Mortgage Update
Mortgage rates have moved up. And are now under 4.25% for a 30-year conventional loan. The low rates relative to recent year over year appreciation in home values make home buying an easy choice for investment.
Tucson has been identified as one of the Top 10 housing markets for 2017 and 2018. December’s data appears to be confirming Tucson is a top pick for cities to live in.

You have to ask yourself, “Will I feel bad if I don’t get this house?” If the answer is no, then put in an offer you would feel is a steal and see what happens. If the answer is yes, put in an offer you and your Realtor think is reasonable.
