“Active Listings” reached an all time low in April with 794 single family homes on the market. A 64.1% drop from April 2020. Demand for Tucson homes remains strong. But strong demand and low – low – low inventory means one thing. Prices are going UP!

An interesting transition in Tucson is the flight of “Snowbirds” in May each year. After wintering in Tucson, they head back to their summer nests in late April and May.
Why is that interesting?

Lets understand a key point. A home warranty is not the same as home insurance. Home insurance covers major damages to your home caused by flooding, hail, crime, or fires. A home warranty plan is a service contract.
They impact the physical structure of your home as well as your personal possessions.
A home warranty covers the repair or replacement of systems and appliances in your home. These can including washer/dryers, refrigerators, plumbing, HVAC, and electrical systems, among others.
Home insurance does not cover these things unless damaged due to a fire or flooding. But there are exceptions to this rule of thumb.

May 2021 Tucson Homes Newsletter – Gardening Tips
Water: Adjust drip system to accommodate new plants and the warming temps. Deeply water roses and fertilize.
Fertilize: Fertilize citrus and palm trees t the end of May. Also feed cacti and succulents with cactus fertilizer (if using regular fertilizer, dilute to half strength).
Prune: Cut back salvia plants to promote growth. Do NOT prune lower branches on citrus trees because this shades the trunk.
Plant: Plant drought-tolerant lantana, Mexican Primrose and gazania. Also a great time to plant palms.

Arizona has finally removed mask wearing and social distancing. Although some establishments continue to “recommend” masks or have not caught up with the recent changes.
