When you didn’t think it could go lower, “Active Listings” at the end of May were at 752 single family homes on the market. A 61.0% drop from May 2020.
But strong demand, low interest rates and ridiculous low inventory means one thing. Prices are going UP!

Arizona In Top 5 Destinations
A national moving company report shows Americans are leaving California in droves.
Americans “are fleeing” California along with New York, New Jersey, and Illinois. These four states had the most outbound moves in 2020.
Where to you ask? Arizona, Idaho and Texas.
And the next question…WHY?
Jobs and a better lifestyle are the quick answers. But underlying concerns, not stated, include widespread protests and riots last year.
Crime rates in some cities have climbed amid the “de-fund the police” movement. Large cities loosing people had increased shootings and homicides in 2020.
That trend has continued so far during 2021.
Also, people moved to states where homes were larger and relatively less-pricey.

We have been Realtors in Tucson, AZ since 2002. During that time we have heard a lot of questions about the “best time to buy a home”. Our answer to that question has changed over time.
Why, the world has changed and so has the Tucson real estate market.
Also, in the early years, summers were slow in real estate. That meant a buyer might get a “better deal”. But right now that isn’t the case. High demand, low interest rates and the lowest number of active listings in our experience has changed that.

June 2021 Tucson Homes Newsletter – Gardening Tips
Water: Adjust the drip cycle with the monsoons.
Observe: Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. This time of year even the native plants need supplemental water if it’s not raining.
Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.
Fertilize: Shrubs and citrus trees before the end of August.
